Jeff did such an amazing job as our realtor. This is our second home so we have been through the home buying process before with another realtor. Our previous realtor was fine and "checked all the boxes", but it wasn't until we went through the process with Jeff that we realized just how much an amazing realtor can help. For starters, Jeff walked us through the purchase contract line by line (on a Saturday morning no less) even before we put in an offer just so we would understand the process once we found a home we liked. When we found our home, Jeff helped us with the price and timing of the offer in order to give us the best chance of being accepted. He also wrote a lengthy letter in support of us and how we would care for the home and contribute to the neighborhood if our offer was accepted. Thankfully our offer was accepted! The next day, Jeff was on top of it and sent us a step by step guide on what to expect and what he would need from us each step of the way. He referred us to an amazing mortgage specialist and he set up our J1 inspection with one of the most thorough and knowledgeable inspectors I could possibly imagine. Following the inspection, Jeff arranged for electricians, plumbers, contractors and handymen to visit the property and give us quotes on the recommended repairs. All of this hard work paid off, and the sellers gave us a significant credit for these repairs! We didn't find out until later, but Jeff was actually sick with the flu while he was negotiating with the seller's agent to get us this credit. On top of this, Jeff had two short trips that were previously planned and happened to fall during our escrow process. Despite this, Jeff went out of his way during his trips to stay in touch with us, answer our questions and keep us updated on how things were going. I can't imagine a better realtor and we will certainly use Jeff in the future if we have any real estate needs.

About two years ago, Jeff inquired about my future real estate needs--I work in the industry as a support person and have had contact with many agents, but he was the first ever to approach me with those questions, and in an open & honest manner. He was interested in helping my family when we were ready to move forward, without trying to push us into something right away. From that beginning, Jeff has always treated us with kindness and understanding, as well as sharing his deep knowledge and experience in his field.
We had purchased a townhome in Aikahi a couple of years back, and while it was a comfortable enough place to live, it never felt like home. Our goal was to move back to where we grew up in Kahaluu, and buy our own house. This seemed very unlikely, since we had recently bought into a project with rising maintenance fees and lacked the financial resources to upgrade.
Once we decided to go ahead with our home search, Jeff met with us to go over our challenges, needs, and our desired goals. Looking at the market conditions, he suggested we look for our dream home from the buy side first, in order to strengthen our bidding position without a contingency to sell. This felt risky at first, but Jeff explained the tight inventory and potential bid-ups in competing offers.
We narrowed our search to the neighborhoods where we most wanted to be, and Jeff arranged a few showings to give us a feel for what was available, and how far our budget could potentially take us. We made a quick offer on a property that came on the market, and although we loved the location and feel of the home, our bid fell short. Jeff assured us that we should push ahead because there would be other opportunities soon...going through that first bidding process was very insightful, and helped us prepare better for the next time.
A new listing came on the market right in our home neighborhood so we were excited to see it. It was an older home that was within a newly developing CPR project, with 2 similar existing structures and several new homes being built around them. The one listed for sale was at the top edge of our budget, and although we liked the layout, it didn't feel quite right. At the showing, Jeff was able to get us into the other 2 old homes for a look. They were all very similar but one of them had a brighter, more inviting vibe that we were all drawn to. It would need some work but had very good bones. Being in the middle of a construction site, the home may not have seemed like a desirable location. But Jeff encouraged us to look beyond what was happening at the time to see the potential of the property. It really was our dream home, a diamond in the rough!
Instead of trying to compete with other bids, Jeff suggested that we make an offer on the home we liked since it wasn't on the market yet. We decided to go in a bit lower to preserve our budget, and see what the seller would say...there were some complexities since this was technically part of a new development and we would need to use the seller's contract. Before we made an offer, Jeff made sure that the contract was previewed by his broker-in-charge, as well as a real estate attorney. He wasn't obligated to do all this, but Jeff took the extra steps to make sure we were informed of any potential issues the seller's contract might bring up, He made sure that each of these was addressed in our offer to protect us...
The seller was open to going into contract before putting that home on the market, and we went into escrow! Jeff's transaction coordinator Jenni did a fantastic job of keeping us current and informed throughout the process.
We did face the challenge of qualifying for a loan when we still were carrying a mortgage on our townhome. We had been working with our family loan institution to get prequalified, but as we got further into the escrow process, it became clear that they wouldn't be able to complete the transaction, even with several extensions. Jeff moved quickly and came up with a backup plan, to have another lender work in parallel with our bank, making sure that we were covered in case either fell thru. We ended up in escrow for over 2 months, while we were trying to find a solution to our financing. Jeff worked closely with the lenders, as well as the seller to assure them that they would not need to cancel escrow because we would be able to close, and we did!
Getting our dream home was the first goal, now we could begin the next stage, to sell our townhome quickly. Jeff had a great team to help us prepare the property for sale, from making repairs and painting to cleaning and staging. They all made it look fantastic!
Jeff also went over the neighborhood market and possible scenarios for where offers might be--he wanted to price us carefully to give us the best chance for a quick sale. We agreed to price it lower instead of risking missed opportunities of the higher market price. And Jeff was right, we got a couple of offers as soon as we went on the market!
The bid prices were equivalent so we went with the one we felt best about, based on their cover letter and personal story. We went into escrow and had a smooth ride this time with Jeff guiding it through. It was a big relief to close on time without having two mortgages overlapping, and we were thrilled to be in the house we wanted, right in our home neighborhood!
Of course, this was all going on in the middle of a pandemic--Jeff took all the needed precautions along the way, and gave us all the help and advise we needed to make a very complicated set of transactions into a pleasant journey...beyond his real estate expertise, Jeff had compassion for our situation, and took every step by considering our needs and what would be best for us. More that just our real estate representative, he's become a part of our family, and we will definitely recommend his personalized service to everyone we know!
